Press Release Summary: Outer Banks Realtor Rubert Wilson III helping home sellers in the slow real estate market.
Press Release Body: Kitty Hawk, North Carolina - May 19, 2008 - Providing realistic and practical advice to home buyers and sellers in the Kitty Hawk NC real estate market is what Outer Banks realtor Rubert Wilson has built his extensive career on. And in today's slowing market, Rubert is once again offering help to the thousands of homeowners thinking about selling a home in the Outer Banks real estate market.
"Real estate is suffering in almost every part of the country," says Rubert. "But that doesn't mean that sellers have to throw in the towel and just sit on their properties until the market rebounds. Selling a home in today's market requires aggressive pricing and practical solutions and sellers need to rely on those realtors that have been through the ebbs and flows of the market to understand how to successfully sell a home today."
Rubert says that many home sellers that are having trouble getting buyers in the door are pricing their homes too high for the current market. He suggests looking at comparable home sales from the past few weeks in order to set a list price. Rubert also warns that sellers should only work with an Outer Banks realtor that can produce comparables to back up the sales price they suggest.
"One of the biggest mistakes sellers can make in this market is to over price their property," says Rubert. "The price of a home is determined by the market, not by any other factor, and a good realtor knows this. Even if sellers want to make more money or have an emotional attachment to a property does not mean that the home warrants their asking price. The home's price should be based on what comparable homes in the area have sold for recently, and a seller's realtor should be open and honest about the realities of pricing. Otherwise, the home will be on the market for months and will cost the seller far more in the long run."
In addition, Rubert also advices sellers to win over buyers by setting their home apart from others. He suggests staging a home before it is listed and offering incentives such as new flooring, appliances or painting allowances if the home is in need of some remodeling.
"Selling a home in today's market is about making a great impression," says Rubert. "A fair price will bring buyers to a home, but with the number of properties sellers are competing with price alone may not make a sale. A simple coat of paint and a little organization can go a long way. And if your home is in need of repairs and you are unable to complete them, make sure that potential buyers know you will compensate them for those remodeling jobs if a sale takes place."
